All in all, life is reasonably good. We've cleared out the old house, except for stuff in the shed, and Rey will rent a truck and collect the remainder on Thursday. Now comes the hard decision: do we rent the place, or sell it? If we're going to buy in Sydney in the next few months, having the extra money handy could be very, very useful.

The new place is a mess, but no more so than the old one was, and the extra space makes it more bearable. Being home during the daylight hours makes me feel much more human, and I've actually had the time to get a little painting done in the last few weeks. One treant, one vampire, one fire elemental - who I decided would work better as an electricity elemental - and a bunch of others in progress. Maybe I'll post pictures here some time, when I really get my act together. Also, a little bit of writing. It's difficult picking up a large piece after a month's absence, but I'm getting there slowly.

Speaking of minis, Reaper have just put out a line of Skeletal Pirate Crew figures. Coincidence? I think not.

Looking forwards to the housewarming party, which will probably involve shoehorning large numbers of Melbourne goths into every available corner. Mmm, shoehorn.

All in all, live is feeling considerably more livable since the move, for all that it was a nuisance. And Dog-Or the Wonder Spaniel finally has a dog-proof backyard to run around in. Better than that, it's next to a playground, which means a regular supply of tennis balls for him to chase and catch and chew and beslobber before we throw them back.

I'd recommend that you rent your old house if you can - this also gives you the option to move back there if your circumstances change. You can use it as equity to help you get a loan for a Sydney place too - I suggest you talk to an accountant who specialises in these things. I've met many people who recommend never selling a property once you buy it and I hope to follow that advice when we get a place of our own. The tax laws seem to benefit those who do this but it's good to be informed.

Yeah, we're going to talk to an accountant about it in the near future (also, have to do tax returns...)

Considerations in favour of selling: (1) if we rent it out, we're paying tax on the income, and a bigger mortgage on wherever we buy, so the rental has to be considerable to make up for that; (2) having the money easily accessible would make it a lot easier to find the deposit for a new place; (3) having the fallback isn't such an issue, since we have families who could help if it came to that, and (4) having two houses and a large mortgage, rather than one and a small one, leaves us much more exposed in the event of a slump in housing prices.

But we'll see what the accountant has to say.
