Final house inspection last night...

reynardo went to work, but agent had car problems and couldn't drop of the keys then, so we came past his office after work and got the keys off him then.

The inspection... well. It actually made me feel bad about having made them come down $5k at the end, even if it was to cover a necessary treatment. Gardens are in beautiful nick; they took the movable flowerpots, but the gardens are still full of roses, daisies, and two fruit trees that are on their way to producing something of the 'round and citrus' variety (I'm guessing cumquats). We will get Rey's dad in to look it over, since he's the gardener.
Inside. Not only had they removed all belongings & rubbish, but they'd swept and vacuumed afterwards. The dishwasher, airconditioning, etc. were left, as in contract; the owner had told me their previous agent wanted to leave all those things out of the contract, then use them as leverage to wind up the price after hooking people, but he preferred to keep things straightforward. Of all the contracts our solicitor's looked at for us, this was the first one where he didn't have to strike out a few weasel clauses. We visited a couple of weeks back to make a few plans for where things should go, and the owner had drawn up a floorplan for us with all the dimensions measured and marked, so we could figure out where things would fit. Bless him.
da_norvegicus had missed the previous times we'd been inside, and I was a bit nervous about committing to a place without him seeing it first - he's had to put up with enough moves lately, and he's at that age where he'd like to have more control over his life - but his eyes lit up when he saw the place and he was very happy with his designated bedroom. Yay.
All the necessary remotes and operating manuals set out neatly for us. Keys, sorted and labelled. And on the kitchen counter, a bottle of champagne and a card: "Hope your stay here is as happy, quiet, and uneventful as ours was!"
Awww. I think *I'm* going to cry now. After all the other places we almost bought, telling ourselves we could live with a pokey kitchen or some non-approved extensions, all the agents trying bait-and-switch tactics and failing to mention major negatives until after we'd named a price, it's hard to believe we've found a place that doesn't involve major compromises and contract sleaziness. I won't entirely believe it until... well, we already *have* the keys, and the conveyancer who's closing the deal is only going to ring if there's a problem, so I'm not sure what the magic moment is.
I do want to keep this place clean and tidy. We have enough space now that there's no excuse for piling stuff everywhere, and it's been so well looked after that I'd feel bad if we didn't uphold that.
I'm not sure how "quiet and uneventful" things are going to be, but I'll take that in the sense it was intended :-) I hope the old owners are happy wherever it is they're moving; from what little I've seen of them, I'm just sorry we couldn't get them as neighbours.
Tonight, the plan is to go in with a bunch of post-it notes and tag where we want stuff to go. Now we have the space, we can also buy a proper glass-fronted cabinet for the miniatures (so they don't get dust on them) and maybe a chest freezer, since our current fridge is on the smallish side. After this we will be poor, at least for a while, but at least we'll be poor in a nice house :-) With PLENTY OF ROOM FOR PEOPLE TO VISIT, too. Hint hint.
